Buying a home is both
exciting and stressful.
People
are excited about the change and the possibilities of a new home. At the same
time, most people are venturing into an area where they are making one of the
largest purchases of their lives with very little experience and knowledge.
People tend to lean on real estate agents to guide them through the process and
make the transaction a smooth one. Just as in any industry, there are some
really good real estate agents as well as some that are not so good. The real
question is are you ready to turn over such a major transaction without doing
any prior work to postion yourself properly?
Just like any transaction,
preparation is the
key.
By taking the time to properly prepare, most families find
that the stress of purchasing is reduced and many find that they have saved
thousands of dollars in the process. The largest key of not being taken
advantage of is knowledge. Understanding the transaction is key.
It begins with the real estate
agent.
Real estate agents are usually where most people begin.
Their responsibilities include helping you narrow your search and negotiating
with the seller's agent on your behalf. They are hired and work for you. How do
you know if you have a good real estate agent? We work along side our clients
preparing them to interview potential agents. Knowing what questions need
asked as well as the different keys become critical. Having a good real estate
agent is one of the largest keys to a smooth transaction.
Getting Pre-Approved is
next.
The mortgage process can be daunting. From the paperwork to
the credit report, it is a stressful time. However, you can prepare by
evaluating the key parts of the mortgage process and positioning yourself as
strong as possible. This ranges from checking your credit report to gathering
the proper paperwork. You can choose whatever mortgage company that you
prefer. They are not all the same. Most people just go to the mortgage person
that their real estate agent recommends and stay there. But just like real
estate agents, not all mortgage people do the same things. Some are very good,
providing excellent service while others just do not. Mortgage people are
required to give you information such as good faith estimates and truth in
lending documents. The challenge is that most people do not know how to read
them. Often times, people spend more money than needed. We work closely with
our clients, teaching them what questions need to be asked, as well as, the
warning signs of a bad mortgage professional.
Know what you want and what is critical, important or just a
wish.
The largest part of preparing to move is narrowing down what
you would like. This focuses you and your agent to find the best fit for your
needs and wants. Becoming focused on the really important things, stops people
from getting swayed into something that they find out later, really does not
meet their needs. By knowing what is important now, as well as, the future is
one of the keys to a successful transaction.
Operation Crusader works with its clients to empower them to
understand the process.
Our clients are able to . . .
* Understand the role of a real estate agent and
develop skills to
properly interview them to find
a good one.
* Narrow their search to find
the best home for the
present as well as the future.
* Know how the
purchase will impact their monthly
budget and have taken steps to
prepare.
* Position themselves to pay off the mortgage quickly.
*
Become proactive with the paperwork, knowing what
to look for to show that it is a fair
transaction.
* Understand the entire process and actively
participate within it.
What you do not
know can,
and often does, hurt you!
With a transaction of this
size, small things really do make a difference. The sad part is that many
people end up spending thousands of dollars more in fees and interest than they
would have had to pay. Knowledge is power. We work along side of you providing
support when you need it. Your real estate agent and mortgage person earn money
only when the transaction is complete. Because both earn a percentage, the
incentive is there for them to deal with the transaction quickly. Since we are
not involved within the transaction, we can work with you as a resource and a
confidant. Contact us today to see what we can do for you.
